One of the most common reasons deals get stalled or delayed is not because a buyer can't be found, but because the property owner isn't prepared to sell.

In this article, Jen has compiled a checklist of 4 categories that Proview Living actually uses for every property entrusted to us for sale, so you can prepare effectively, save time, and close deals faster.

Category 1 — Title Deeds and Encumbrances

Documents are the heart of title transfer. If they are incomplete or have existing issues, a closed deal could falter on the day of transfer.

Land Title Deed / Nor Sor 3 / Condominium Title Deed
Verify that the name on the title deed matches your current ID card. If you changed your name-surname later, it must be corrected first.
If the title deed is with the bank (mortgaged), also prepare information on the outstanding loan balance.
Outstanding Mortgage Balance (if any)
Contact the bank to request a current statement of account and check for early redemption penalties to accurately calculate the true selling price.
House Registration
Check how many people are listed in the house registration and if they plan to move out before the transfer. Some buyers have this condition.
Building Permit / Construction Completion Certificate (Or.6)
For self-built or extended homes, buyers and banks often request this. Absence may affect the buyer's loan approval.
For homes in a development that haven't been extended, this is usually not an issue.
Outstanding Common Area Fees and Utilities
Ensure there are no outstanding debts for common area fees, water, or electricity with the juristic person or relevant agencies, as buyers will check this before transfer.
Outstanding common area fees are tied to the property, not the owner. The buyer will bear the burden if not cleared before transfer.

Category 2 — Property Condition and Space Preparation

Buyers make decisions based on their first impression. You don't need to renovate everything, but you should fix anything that diminishes its value in the buyer's eyes before taking photos and scheduling viewings.

Leaky faucets, swollen doors, cracked glass, stained ceilings—these may seem minor but make buyers feel the house is neglected and can be used to negotiate the price down.
A repair budget of 5,000–15,000 baht might increase the selling price by 50,000–100,000 baht.
Deep clean both inside and out
Bathrooms, kitchens, tiles, stair railings, interior odors, and exterior areas. Cleanliness directly conveys good maintenance and boosts credibility.
Remove personal items and unused belongings
An uncluttered space makes rooms appear larger, helps buyers visualize themselves using the space, and significantly improves photographs.
Basic check of electrical and plumbing systems
Light switches, outlets, water pressure, drainage system. If there are issues, fix them beforehand, as buyers often test these during viewings.
Faulty electrical systems may cause banks to reject loan applications if found by an appraiser.

Category 3 — Price and Supporting Information for Decision-Making

Accurate figures are what buyers and financial institutions look for. Preparing information in advance helps you negotiate with confidence and significantly reduces unnecessary bargaining time.

Category 4 — Preparing for Viewings and Photos

Photographs are the very first step in marketing. Most buyers decide whether to request a viewing based on the images they see online. Therefore, preparing the space before photography is crucial.

Turn on all lights and open curtains for natural light
Natural light and interior lights make photos brighter, airier, and significantly expand the perceived space. Shooting between 8:00–10:00 AM or 3:00–5:00 PM yields the best results.
Arrange the space to look tidy and inviting
No need to buy new furniture, but organize everything, hide daily essentials from sight, and place flowers or plants somewhere to add vitality.
Clean bathrooms, polished mirrors, neatly folded towels give a boutique hotel feel.
Prepare answers to buyer questions
Property age, recent repairs, flood history, neighborhood, facing direction, average monthly electricity bill. Being able to answer promptly builds significant trust.
Set convenient and flexible viewing times
Working buyers may request viewings on weekday evenings or weekends. Offering multiple viewing slots helps ensure you don't miss out on genuine buyers.
Prepare copies of documents for the agent
Copies of the title deed, ID card, and house registration for the agent to use in preparing contracts and assisting buyers with loan applications more quickly. This can reduce deal time by at least 1–2 weeks.
