Step 1 — Contact Proview Team & Discuss Details
Inform your intention to rent out, provide initial property details (type, location, size, desired price, parking) via phone / Line OA / website. The team will advise on a suitable rental price for the market and explain the workflow.
Step 2 — Prepare Documents & Sign Contract
The property owner prepares documents as listed (see section 3) and signs an Exclusive 6-month tenant search agreement — all steps begin after the contract is signed.
Step 3 — On-site Property Survey
After signing the contract, the team will survey the property, take photos/videos, assess its condition, check parking, utilities, and advise on preparing the property for rent.
Step 4 — Marketing & Advertising
The team creates advertising media (photos, videos, virtual tours) and publishes it through all online channels — website, Social Media, property portals, agent networks.
Step 5 — Property Showings & Tenant Screening
Coordinate appointments for showings, provide information, answer questions, pre-screen tenant qualifications, and report results to the owner each time.
Step 6 — Negotiation & Agreement on Terms
Negotiate terms between the owner and prospective tenant (rent, duration, security deposit, move-in date) until both parties are satisfied with the agreement.
Step 7 — Lease Agreement Signing & Handover
Prepare the lease agreement, collect security deposit/advance rent, hand over the property, take photos of the room condition as evidence, and pay the agent's commission.

Property Preparation Property Preparation
Properties ready for rent are more likely to close a deal faster than unprepared properties. We recommend managing this before starting marketing.

Clean both interior and exterior: floors, walls, windows, bathrooms, kitchen, and surrounding areas.

Fix leaky faucets, broken light switches, damaged doors/windows, and any incomplete electrical or plumbing systems.

Mow the lawn, trim trees, remove trash/clutter to make the area appealing to prospective tenants.

Check electricity, plumbing, air conditioning, water heater, internet, and security systems (if any).

Arrange neatly, remove personal belongings to help viewers easily imagine living there.

Record the property's condition before handover as evidence in case of future disputes.
Note: All expenses for property preparation are the responsibility of the owner. If the agent advances payment, the owner must reimburse within 7 days.

Commission is calculated based on the initial lease duration agreed upon in the rental contract, payable within the lease signing date or no later than 3 business days.

Payment Method: Transfer to Kasikornbank account 226-1-27944-7 under the name Proview Co., Ltd., or pay by cashier's check payable to Proview Co., Ltd.
Important Conditions

Lease Renewal — If the original tenant found by the agent renews the lease, the agent is entitled to the same commission rate.

180-Day Post-Contract Protection — If a client introduced by the agent returns to rent within 180 days after the contract ends, the owner must pay the full commission.

Intellectual Property — Photos, videos, and virtual tours created by the agent are the property of the agent.

6-Month Exclusive Contract
Throughout the contract period, the owner grants Proview exclusive rights as the sole agent. No other agents may be appointed, nor can the owner enter into a lease agreement independently without involving the agent.

Reserved Clients
If there are existing tenants who contacted you before signing this contract, their names must be listed in "Annex B" to reserve the right to close the lease independently within 30 days (fee of 10,000 Baht).

Penalty for Infringement
If the owner secretly enters into a lease agreement without involving the agent, a compensation fee of 50% of one month's rent must be paid within 7 days.

Price Review at 3 Months
If no interested parties are found after 3 months, the owner agrees to review the rental price with the agent in accordance with market conditions.
Early Termination of Contract
The owner does not have the right to cancel before 6 months, unless the agent breaches the contract (written notice must be given to rectify within 15 days). If cancelled without due cause:

Operating & Marketing Fees — Actual cost, but not less than 20,000 Baht or 30% of 1 month's rent (whichever is higher)

Marketing Compensation — An additional 50% of 1 month's rent (if the property has already been marketed)
If the owner changes their mind about renting — If the agent finds a tenant according to the terms, but the owner changes their mind, the owner must pay the agent 100% of the full fee immediately.
