1 What is listing with Proview?
Who is Proview? What do you do for me?
Proview Co., Ltd. is a real estate brokerage company in Surat Thani province, offering comprehensive services from market valuation, online and offline publicity, buyer screening, property showings, negotiation, contract drafting, bank coordination, and assistance until the transfer of ownership at the land office.
Do I have to pay in advance to list with Proview?
No advance payment is required. Commission is only due upon successful sale of the property. There are no advertising fees, membership fees, or initial fees of any kind.
How many months is the contract for?
The exclusive contract is for 6 – 12 months, depending on the property's value. After the contract ends, there is an additional 180-day Protection Period, meaning if a client introduced by Proview decides to buy within 180 days after the contract expires, commission is still payable at the agreed rate.
What types of properties can be listed?
All types! Whether it's a house, land, condo, apartment, resort, shophouse, warehouse, or any other real estate in Surat Thani province and nearby areas.
2 Commission and Payment
What is the commission percentage?

Normal Rate 3% of net selling price
Speed Premium 4% If sale is closed within 90 days
4% is not a penalty, but a special reward for quickly closing the deal. If it takes more than 90 days, only 3% is paid as usual.
When do I pay the commission?
Payment is split into 2 installments:

1st Installment — Deducted from the deposit, immediately upon buyer's deposit (50% of commission)
2nd Installment — Remaining balance paid on the day of ownership transfer at the land office

Simply put, you don't need to pay out of your own pocket. It's deducted from the money the buyer pays.
If there's a Co-Agent helping with the sale, do I pay extra?
No extra payment required. The commission remains 3 – 4%. Proview will share with the Co-Agent from Proview's own portion. The property owner benefits from a wider network without additional costs.
How do I pay the commission?
Cash / Cashier's check payable to Proview Co., Ltd.
Or transfer to account Kasikorn Bank, account number 226-1-27944-7, account name Proview Co., Ltd.
3 What is Exclusive? Can I sell it myself?
What does Exclusive Agent mean?
It means that during the contract period, Proview will be the sole selling agent. The property owner agrees not to appoint other agents to sell, to prevent confusion regarding price and buyers, and to allow Proview to fully dedicate resources to marketing.
What if I already have existing interested clients?
Yes, you can! Inform Proview of your existing client list (Reservation List) when signing the contract, and you will have the right to sell to this group of clients yourself:

What if I don't inform you about existing clients when signing the contract?
If not informed, it is assumed there are no reserved clients. If someone later contacts you directly to buy, you must inform Proview and sell through the agent as usual. We recommend that you prepare the list when signing the contract for the safest approach.
What should I do if someone contacts me directly to buy?
Inform Proview immediately. Do not give out personal phone numbers or negotiate prices yourself. Let Proview act as the intermediary in negotiations, which will help you get the best price and ensure proper documentation.
4 What if I want to cancel or breach the contract?
Can I cancel the contract midway?
Yes, you can. However, if Proview has not breached the terms, you will be required to pay compensation for marketing expenses of 1% of the selling price, as Proview has already invested in advertising and publicity.
What happens if I secretly sell it myself?
Case Damages
Self-sale — Proview has not yet marketed 1.5%
Self-sale — Proview has marketed 3%
Giving buyer's number to avoid Proview 3% + 1.5%
Example Property price 10 million Baht → If not yet marketed, compensation is 150,000 Baht / If marketed, compensation is 300,000 Baht / If buyer's number is given, compensation is 450,000 Baht.
If the buyer cancels, do I have to pay commission?
No additional payment is required. However, the first commission installment that Proview received (deducted from the deposit) will not be refunded, as it is considered payment for services already rendered. The second installment will not be due.
The contract expired, but a client Proview found comes back to buy?
If they buy within 180 days after the contract expires, commission is still payable at the agreed rate, as it's a result of Proview's efforts before the contract ended. However, if it's after 180 days, all obligations are lifted.
What if it hasn't sold after 3 months?
Proview will schedule a price review with you to adjust it to reflect the actual market conditions. A suitable price will increase the chances of a faster sale. Price adjustments always require the property owner's consent.
