First, we need to diagnose the problem correctly.

The "can't sell" problem doesn't have just one cause. I've seen many people face this issue. The 4 most common reasons are listed below. See if you're experiencing any of them.

You have the property, but "no one sees it."

Ask yourself: where is your house or land online right now?

  • Posted on a real estate platform and just waiting?
  • Posted on your personal Facebook, and no one sees it?
  • Entrusted it to an agent and don't know what they've done?

In this era, people who buy houses or land scroll TikTok, watch Reels, and search YouTube before making any decision. If your property isn't on those channels, you've lost before you even started.

You need to create content that reaches where buyers are looking, not just post listings where it's convenient for you.

"People see it" but no one stops to look.

Some people post listings, get many impressions, but no clicks, no inquiries. The reason is that the "images used" and "presentation method" fail to stop people's scrolling thumbs.

In the real estate world today, properties with video clips sell 3 times faster than properties with only still photos. This is because videos allow viewers to "walk through" the property without actually having to travel there.

You need a video clip, and that clip must have a hook that stops thumbs in the first 3 seconds.

People view it, people are interested, but "can't close the deal."

This is something I see very often among agents. People inquire, ask for the price, but after some discussion, they disappear and don't buy. The reasons might be:

  • Wrong pricing – either too high or too low, making it seem abnormal.
  • Unable to present the USP – can't articulate what's good about this house, why someone should buy this one and not the one next door.
  • Lack of negotiation skills – don't know how to answer customer questions, don't know how to create urgency.
You need to learn both how to price correctly for the market, how to create a selling point, and closing techniques.

Everything is done correctly, but there's a lack of "system."

This group of people is very unfortunate. They try everything, post on Facebook, platforms, entrust to agents, but there's no clear system. They do things and then forget, don't follow up, don't track results.

The result is a lot of work, but little outcome, because energy is scattered and unfocused.

You need a clear content system and a tracking system. Do less, but do it well and consistently.

So, where should you start fixing this?

I recommend starting with "one video clip." Sounds easy, right? But that clip needs to be the right kind of clip, not just a simple video of the house.

A video that truly sells needs all of these elements:

A hook that stops thumbs in the first 3 seconds.
The opening line must make people want to keep watching immediately, e.g., "This house has been here for 3 years with no buyers, but after I made a video, it sold in 2 weeks!"

Clearly state the location.
Viewers need to know where the property is and what's nearby within the first 10–15 seconds.

Show, don't just tell.
Don't just say "beautiful house," but show how it's beautiful. The bathroom, kitchen, view, and spaciousness should make viewers feel like they're actually standing in the house.

State the price and compare.
What's the price? Is it a good value compared to neighboring houses? What's the monthly payment? This helps people decide much faster.

Clear CTA (Call to Action).
End with "Feel free to message me" or "Click the link below." Don't let viewers finish watching and not know what to do next.
