"5-Point Checklist Before Investing in Monthly Rental Accommodation... to Avoid Losses and Maximize Profits!"

Dormitories or apartments sound like properties that generate monthly rental income.
But the truth is... not every property can actually turn a profit!
Before investing, I’d like you to ask yourself these questions using this checklist ⬇️

✅ 1. Is the location right?

Is it close to places where people genuinely want to stay? For example:

  • Universities
  • Schools
  • Hospitals
  • Factories/Industrial Estates

If it's too deep, far, or in a sparsely populated area, people might not rent = income disruption.

✅ 2. Is there continuous tenancy?

Look at past occupancy rates, for example:

  • Over 80% occupancy consistently = indicates a strong location.
  • Only 2 out of 10 rooms rented = need to check carefully for problems.

✅ 3. Do the rent and target group "match"?

Some dorms are renovated to be expensive, but the tenants are students = they can't afford it.
Some dorms are cheap, but located in a premium area = missed opportunities.
You need to understand who your customers are and set prices that align with the real market.

✅ 4. Is the structure ready? How much renovation is needed?

If heavy renovation is required, such as:

  • Pipes, water, electricity, roof, and floors are all damaged.
  • No parking at all.

= You must factor in additional costs, otherwise, it will escalate.

But if it only needs new paint + minor furniture changes and can be rented out = very interesting.

✅ 5. Is the ROI worthwhile?

ROI = (Annual Rental Income – Expenses) ÷ Property Price

  • If it's more than 6% = attractive in today's market.
  • If it's less than 3% = risky to hold onto; not worth the time spent managing.

📌 Summary:

Dormitories are not just about "buying and waiting for money to come in."
They are businesses that require "analysis before holding."
Because if you choose wrong, the property will become a burden.
But if you choose right = a money-making machine every month!
