At Proview Living, we don't work to compete on the number of listings, but we work to "close deals and transfer ownership." If you've experienced silent listings or unfinished work, and are looking for a "true professional" to manage every step, here are our standards and terms for exclusive real estate sales management (Exclusive Agent). This is how we work:

What we "don't accept" to maintain company standards and reputation:

  • No open contracts: Properties that "anyone can sell" often end up with no one seriously investing in marketing, leading to slow deals and the risk of price pressure at the end.
  • No overpriced listings: Prices must reflect market value to prevent properties from stagnating on the market and damaging their image.
  • No hidden information: Title deed issues, disputes, or access routes must be 100% transparent for buyer confidence.

Close deals faster by appointing a "Master Agent":

This is not a commitment! It's about "establishing a sales hub" to manage your property to completion as quickly and systematically as possible, with these 3 advantages:

  • Representative protecting your interests: We work 100% on your behalf, screening buyers and negotiating for the best possible price.
  • Open to a sales network: We don't hoard properties; we're ready to share commissions with other agents to help sell. You deal with one point of contact but gain access to a market-wide network.
  • Boldly invest in full marketing: We invest in advertising and premium media (valued at over 20,000 Baht) directly targeting VIP investors, without you having to pay upfront.

Terms and Service Fees (Commission Structure):

  • Standard: 3% of the selling price.
  • Speed Premium: If a deal is closed within 3 months, the rate will be adjusted to 4% in exchange for your quicker receipt of funds.

Work Process (After agreeing to list with Proview)

We have a clear work system to give you peace of mind every step of the way:

Initial Phase: Preparation and Media Production

  • Step 1: Contract Preparation & Price Valuation
    Sign the sales agency agreement, collect documents, and analyze price-calculate transfer fees to clearly determine your "net profit" in advance.
  • Step 2: On-site Visit & Media Production
    Provide advice on preparing the property, and conduct on-site photography, videography, or drone aerial shots to highlight the property's best features in the most premium way.
  • Step 3: 360° Marketing Campaign
    Create content, target ads to specific audiences, and disseminate property information to our network of VIP investors and Co-Agents nationwide.

Operational Phase: Management and Sales Closure

  • Step 4: Screening & Reporting
    Act as the first line of defense to screen buyers' financial readiness before property viewings, saving your time, and consistently report progress to you.
  • Step 5: Negotiation & Deal Closure
    Represent you in negotiating the best terms, draft a legally sound purchase and sale agreement, and coordinate comprehensive loan services for buyers.
  • Step 6: Title Transfer
    Prepare expense figures in advance and facilitate the process at the Department of Lands until you receive full payment and ownership is successfully transferred.
