1. What is the 3% service fee based on, and when is it paid?
The service fee of 3% is calculated from the actual selling price (not the asking price) and is without VAT. It is paid in 2 installments: on the booking date and on the ownership transfer date, as stipulated in the contract. There are no upfront deposits, and no separate fees for photography or advertising.
2. If my property doesn't sell, do I have to pay anything?
You pay nothing at all. We cover all photography, advertising, and promotion costs. You only pay the service fee if the property is sold and transferred. (No Sale, No Fee)
3. What is an Exclusive Agent, and how is it different from a regular agent?
An Exclusive Agent grants us the sole right to sell your property during the contract period (6 months). The advantage is that we will invest significant marketing budget, photography, videography, and pricing strategies. This differs from consigning with multiple agents, where no one dares to invest due to fear of losing clients. As a result, your property typically sells faster and at a better price.
4. How many clauses are in the contract, and what do they cover?
The contract has 18 clauses covering: scope of services, service fees and payment terms, owner's duties, agent's duties, handling of deposits, contract termination, personal data protection (PDPA), dispute resolution, etc. All clauses are written to be transparent and fair to both parties. 5. Can I cancel the contract during the term?
Yes, you can. There are clear conditions in the contract. You can cancel if we fail to uphold our agreement (e.g., not listing/promoting within 14 days, not continuously marketing as planned). In case of cancellation without cause from our side, there will be compensation for the marketing expenses we've already invested (actual bills shown), which usually does not exceed 15,000–30,000 baht.
6. Who pays transfer fees and taxes?
Standard practice as per contract: 2% transfer fee — Buyer and seller pay half each (or as agreed). Specific business tax/income tax/stamp duty — Seller pays. We will calculate exact figures clearly before signing the purchase agreement, so there are no surprises.
7. Is Proview a legally registered company?
Proview Co., Ltd. is registered with the Department of Business Development, Registration number 0845562001151, located in Surat Thani. We operate as a legitimate real estate agent in accordance with the law. We have an office, a team, and complete marketing tools.
